RISM Property Surveying Graduate Entry Examination Course Intake 2024/2025
If you are interested to become a Registered Valuer, Property Manager and Estate Agent, there is only one professional qualification in Malaysia that is recognised by the Board of Valuers, Appraisers, Estate Agents and Property Managers (BOVAEP).
The Professional Diploma in Valuation awarded by the Royal Institution of Surveyors Malaysia (RISM) enables you to pursue an exciting career in Property Valuation, Property Management and Estate Agency; and to obtain RISM’s Professional Diploma in Valuation, you will need to pass the RISM Property Surveying Graduate Entry Examination.
At Excel Academy, we provide an Intensive Course for candidates taking the RISM Property Surveying Graduate Entry Examination. The Intensive Course aims to prepare candidates by transferring academic, professional and practical knowledge through lectures and tutorials conducted by experienced property industry professionals and senior academics from local institutions of higher learning.
Candidates who passed the PMVS Graduate Entry Exam will be awarded a Professional Diploma by RISM which is recognized by JPA as equivalent to a degree in real estate/estate management/property management awarded by local universities such as Universiti Malaya and Universiti Teknologi Malaysia.
Career Choice Upon Passing the RISM Property Surveying Graduate Entry Examination
Candidates who have passed the professional examination will have two career choices, i.e. to become a Registered Valuer, Property Manager & Estate Agent or to become a Registered Estate Agent only.
To obtain the THREE (3) licenses, i.e. you will have to first undergo a two years practical experience as a Probationary Valuer and subsequently sit for the Test of Professional Competence (TPC). Upon passing the TPC, you will be awarded THREE (3) professional licenses to practice as Registered Valuer, Property Manager and Estate Agent.
If you intend to pursue a career as a Registered Estate Agent only, you will only need to undergo 1 year of practical experience as a Probationary Estate Agent. During the probation period, you will have to complete the Test of Professional Competence. Upon passing the TPC, you will be awarded the Authority to Practice as an Estate Agent.

RISM Property Surveying Graduate Entry Examination Rules & Guidelines
Examination Centres and Dates
- The Examinations will be held in the month of July or August each year in Petaling Jaya and other centres as decided by the RISM General Council
Application
- Application to sit for a professional examination must be made on the prescribed form obtainable from RISM
- Application forms must be duly signed by a Member of RISM and must be submitted to the Examination Secretary of RISM between 1st November of the year preceding the examination and 31st January of the examination year.
- Candidates must submit their applications either personally or by registered post.
- The receipt of all applications will be acknowledged by RISM. Candidates must ensure that they receive an acknowledgement of their applications.
Books in Examination Hall
- No books may be taken into the examination hall except those prescribed in the instructions which are sent to all candidates before sitting.
Eligibility
- Candidates for the RISM Graduate Entry examination shall be probationers or persons who have been recommended by the relevant Division of RISM as eligible to be probationers.
- A person with a recognised University Degree or any equivalent qualification from an Institution of Higher Learning/professional bodies may if the General Council is satisfied with such qualification can be permitted to sit for the Graduate Entry examination.
- Potential applicants who possess degrees that are recognised by MQA and JPA could be admitted as Probationer members of the Property Surveying (PS) Division and be permitted to sit for the Graduate Entry Examination.
- Notwithstanding anything stated in these Rules, the General Council may refuse to enrol a candidate for any examination without assigning any reasons for such refusal.
Validity of Examination
- A candidate may sit for not less than two subjects at one sitting
- Candidates must complete the Graduate Entry Examination within 10 years of registration for this examination.
- Candidates who fail to complete the part of the Examination within the stipulated period may, at the discretion of the General Council, apply to re-sit for the whole of that part of the examination.
Fee
- Fee for enrolment as candidate
- Probationer (Entrance Fee – RM40.00 | Annual Subscription – RM60.00)
- Fee for each examination subject
- RM150.00 – subject to a minimum of 2 subjects per sitting
- Fee for appeals against marking of answer script
- RM50 per subject
- Penalty fee (for late entry, withdrawals, etc)
- Penalty Fee for Late Entry – RM300 per subject
- Forfeiture for Withdrawals (up to 4 weeks before date of examination) – 50% of RM150 per subject
- Forfeiture for Withdrawals (for any shorter notice of withdrawal) – 100% of RM150 per subject
Appeals
- A candidate dissatisfied with the marking of his answer scripts may appeal to the Examination Board within one month from the date of publication of the results. The Board’s decision on any appeal of this nature shall be final.
Passing Mark
- The passing mark for each subject in the Graduate Entry Examination shall be 50%.
Release of Examination Results
- Action to inform the candidates and to publish the results of each examination will be taken by the General Council as early as possible after receipt of the report from the Examination Board.

FAQs
Yes, you can. Upon passing the RISM Property Surveying Graduate Entry Examination, you can opt to become a Probationary Valuer or Probationary Estate Agent.
If you opt to become a Probationary Estate Agent, you will need to go through a probation period of only 1 year and at the same time complete the Test of Professional Competence. The probation period is only 1 year as the Professional Diploma in Valuation conferred by RISM is equivalent to a degree in real estate.
Yes, you can study the RISM Property Surveying Graduate Entry Examination Course on a part-time basis. Our classes are scheduled on weekends, generally on Saturdays and Sundays to suit your busy schedule. We have only two intakes in a year, the first in October, and the second in January.

In Malaysia, there are several pathways to become a Valuer, Property Manager and also Estate Agent. You can either follow the academic path, i.e. getting a university degree qualification recognised by the Board of Valuers, Appraisers, Estate Agents and Property Managers Malaysia (BOVAEP) or you can take the professional examinations path, i.e. passing the RISM Property Surveying Graduate Entry Examination recognised by BOVAEP.
Once you have obtained the the right qualification, you need to register as a Probationary Valuer and pass the Test of Professional Competence (TPC). The Test of Professional Competence consists of your Working Diary, Task 1, Task 2 and the Record of Experience. There will be a final TPC interview before you are granted an Authority to Practice as Valuer, Property Manager and Estate Agent. You will receive Three Licenses after completing these steps.

There are a total of 10 papers for the RISM Property Surveying Graduate Entry Examination. The passing mark for each paper is 50. Once you have passed all the 10 papers, you are deemed to have passed the RISM Property Surveying Graduate Entry Examination. Please take note that candidates must pass all subjects within 10 years.
Candidates may take any number of subject in any sitting and must pass all subjects within 10 years. Candidates may keep their passes for 10 years and only resit for failed subjects.
The RISM Property Surveying Graduate Entry examination is open to persons with a degree recognised by the Open to persons with a First Degree recognised by the Public Service Department (JPA) in any discipline in any discipline.
RISM DOES NOT ACCEPT candidates who only have a Masters qualification, e.g. MBA without first obtaining a First Degree. Similarly, Diploma holders are not allowed to take the RISM Property Surveying Graduate Entry Examination.

Upon passing the RISM Property Surveying Graduate Entry Examination, you will be awarded a Professional Diploma in Valuation by the Royal Institution of Surveyors Malaysia (RISM). There will be a convocation held for the award ceremony.
If you were to undertake a Degree in Real Estate from a local university, it means that you will be following the university’s syllabus, subjected to assignments and internal examinations. Normally, students will have to go through a 4 year program to graduate.
On the other hand, RISM Property Surveying Graduate Entry Examination is a professional examination meant for working adults who do not have a degree in real estate recognised by BOVAEP. The RISM Property Surveying Graduate Entry Examination is 100% written examination and there are no assignments. At the moment, the examinations are conducted once a year only, normally in the month of July/August. If you missed the examinations, you will have to wait for the following year.
